The Scenario: As a commercial finance broker, I often have clients looking for property development finance and/or a bridging loan. What type of finance products do you offer and how are cases considered by your team?

We specialise in providing fast short-term, non-status property finance with loans ranging from £30,000 to £500,000 (unregulated facilities only). Same day credit backed DiP usually available.

We understand property and take a commercial view on issues and problems to get a deal through. We conduct in-house valuations and create a truly bespoke product where required while priding ourselves on absolute surety of decision making, reliability and first-class service levels.

Development finance tailored to fit

We specialise in providing fast property finance for small new-build developments, light and heavy refurbishments and conversion projects across the wider southern half of the UK. Typical loan sizes range from £30,000 – £500,000 with larger requirements assessed on a case-by-case basis.

Fast non-status bridging loans

Case-by-case decision making

Our decision making is always on a case-by-case basis with decisions made promptly and with surety. Here’s a snapshot of some cases we’ve funded:

› £730,000 blended bridge/development finance via a mix of 1st & 2nd charge lending secured against various land titles to fund 100% of purchase price and 100% of building works. Location: Taunton, Somerset.

› £114,000 development finance to fund the purchase of a former chapel building for conversion to residential, funding 60% of the purchase price and 100% of the cost of building works. Location: Burghill, Herefordshire.

› £120,000 bridge/capital raise secured against a pair of semi-detached houses of non-traditional construction, let on ASTs. Location: Callington, Cornwall.

› £350,000 re-bridge/development finance to complete conversion works to one of two listed barn conversions for sale. Location: Newport, Shropshire.

› £60,000 development finance to fund 100% of the cost of conversion works of a former shop and uppers purchased at auction. This one was out of area for us. However, we were able to assist by using a consultant valuer, instead of carrying out our usual in-house valuation. Location: East Riding, Yorkshire.
